That covers ground-floor additions out the back or the side, second-storey additions, and reworking the existing house so the new space actually connects to it.
Which way you extend is usually decided by the block rather than by preference. Most Illawarra homes still have yard behind them, and building out at ground level avoids the structural work that a new upper level demands, so it tends to be the cheaper answer where there's room. Going up wins when the block is tight, when you want to keep the whole backyard, or when there's an outlook worth chasing from a first floor.

The reason that matters here is that very few Illawarra blocks are a flat rectangle. Slope, tree cover, sewer lines and where the existing house sits all decide where a second dwelling can go and how much site work it needs before a single wall goes up. A design drawn for your block deals with that; a fixed plan chosen from a catalogue leaves it to be discovered later.
Most granny flats in NSW can go through as complying development when the block and the design fit the rules, which is a faster certifier-issued path than a full development application. We work out which path applies to your address early rather than assuming it.

The decision worth making early is whether the house is short of space or just badly arranged. A lot of post-war Illawarra homes have enough floor area and a plan that no longer suits how people live, with a kitchen closed off from everything and the laundry and bathroom stuck on the back. Reworking that is often cheaper and quicker than adding to it, and it's the first thing we look at on site.
Older homes hide more than newer ones. Wiring, stumps, drainage and the absence of any insulation are the usual finds, so we'd rather open things up and price honestly than hand over a number that moves on you at month three.

Granny flats, renovations and extensions are the bulk of it, plus new homes, knockdown rebuilds, duplex and dual occupancy work, and the decking, carpentry and joinery that go with them.
Residential is the deliberate limit. We don't take on commercial fitouts or office work, and structural steel decking and formwork for suspended slabs is a different trade that we don't touch either. Being clear about that up front saves everyone a site visit.
